This article analyzes the importance of density parameters (UMN and QMN) in urban planning and territorial planning. The relevance of the study is that the limited land resources and accelerated urbanization processes in modern cities require effective management of construction density. In this process, the UMN indicator is an important tool for rational use of territories, regulation of construction volumes, and ensuring sustainable development. The main purpose of the study is to reveal the essence of the concepts of UMN (FAR) and QMN (BCR). At the same time, the impact of these indicators on territorial development, economic efficiency, and infrastructure loads was studied.
